NWMLS provides our member real estate brokers with a variety of advanced tools to help them in their day-to-day business. These tools make it easy for NWMLS brokers to quickly find comparable properties and create professional market analysis presentations to show their real estate expertise.
Matrix, the NWMLS listing database, provides a CMA search that can be customized and saved to use for future CMAs. The presentation wizard walks through the CMA creation process, and provides a variety of statistical reports, graphs and informational pages to help explain market conditions to clients. NWMLS brokers can also upload their own documents to further customize the final presentation.
NWMLS brokers can also use the Realist Property Records system to find unlisted comparables to use in presentations.
The Matrix Stats Generator allows NWMLS brokers to quickly generate statistical data and graphs to view general trends in the real estate market. Quick statistical charts can be created using one of the featured System Presets such as “Active Listings, Number of” and “Sale Price, Median” to show how inventory can affect sales price. Brokers can also add criteria to narrow the results to particular types of listings or listings within a specific location.
In addition to the tools in Matrix, NWMLS brokers can use InfoSparks with FastStats to access even more metrics to create real-time, customized, shareable statistical housing market reports for a snapshot of a specific area, general market trends, and more.
